Learn About the Maintenance of Architectural Cladding

Four Phases

1. Chalking
A thin whitish surface layer resembling chalk dust.
A loss of colour and gloss may occur. The coating is still functionally sound, but the appearance is unsatisfactory. A planned maintenance programme using Steelseal will restore the original appearance and prevent further deterioration.

2. Breakdown of coating
Micro-checking (a very fine crazing of the coating) may occur, penetrating through to the base metal. The condition can be remedied with the use of Steelseal, extending the life of the cladding for many years.
3. Corrosion of metal coating
The zinc or zinc /aluminium alloy surface will eventually corrode, if totally neglected. It is possible to treat the problem with Steelseal if caught in time, but it is more cost effective to address maintenance before this point.
4. Failure of steel substrate
Neglect can lead to the deterioration of the substrate signalled by local perforation or general thinning down, rendering the sheet incapable of carrying its designed loads.
At this point, the only remedy is usually replacement of the substrate.
